02. Landlord & Tenant
We advise and act for both landlords and tenants, delivering clear, commercially focused guidance tailored to the specific circumstances of each matter. Our experience spans a diverse client base, including multi-property developers, institutional and private landlords, managing agents, and individual tenants.
Our practice covers the full range of commercial and residential property disputes. We regularly advise on forfeiture and re-entry, possession proceedings, rent and service charge disputes, HMO and underletting issues, licences and consents, applications for the appointment of managers, enfranchisement, and alleged breaches of lease or covenant.
Where appropriate, we work closely with landlords and managing agents to address issues at an early stage. Early engagement can often assist in resolving disputes before they progress to formal proceedings, helping to manage arrears, maintain landlord-tenant relationships, and limit exposure to avoidable costs and disruption.
We also advise on strategic and procedural considerations throughout the lifecycle of a dispute, including pre-action correspondence, alternative dispute resolution, and enforcement options. Where matters proceed to litigation, we represent clients in possession claims and debt recovery proceedings, including the recovery of arrears through court judgments and third-party debt orders, where legally available.
